Developers use condo conversions to convert multi-unit properties into condo units, which may be bought and sold separately and independently. Julie Alexander has completed condo conversions on duplexes, main house & ADUs,

Julie Alexander has completed over 2,000 condo conversions across Texas. If you have a real property that you are considering converting into condominiums, Julie will prepare a proposal for your project at no charge. The proposal will be structured as a flat fee, so you know whether her condo services work for your project and budget. She will also be able to provide you a timeline for the conversion, which is typically 2-4 weeks for smaller projects and 1-2 months for larger projects.  

A condominium regime includes the following documents:

​

  • Condominium Declaration - The meat and potatoes document that defines what a purchaser is buying when they buy a condo unit and how the condo functions. The condo Declaration also includes a condo plat or survey.

  • Condominium Information Statement - Often confused for the entirety of the condo regime documents. Instead, it is a summary of the other condo documents, in a form that is more digestible for buyers. 

  • Owners' Association - A Texas non-profit corporation is formed to govern the condominium project. This is required for all condo regimes in Texas, even two unit condos.

  • Bylaws of the Association - Sets rules for how the condo owners' association governs the condo project.

  • Rules and Regulations - Helps assure that everyone gets along and governs use of shared areas.

A master owners' association may also be formed to govern multiple projects.

LLCs | Series LLCs

Real estate investors and developers use Series LLCs and LLCs to protect their real estate assets and holdings.

​

LLCs are a popular choice in Texas, because (when done right) they offer solid

liability protection coupled with easy maintenance.  

 

A common misconception is that an SOS filing is all that is needed to complete an LLC. However, the Company Agreement or Operating Agreement is a vital part of the LLC that spells out who owns the LLC, how the LLC is managed, and how LLC decisions are made.​
